What are buyers saying in home opens?

In Victoria Park and East Victoria Park they are talking about lifestyle, walkability and community.  They are worrying about school zones and future maintenance. Security and streetscape also come into the conversation.

They aren’t in a hurry.  Buyers are talking about the ‘right’ house.  There is no opportunity cost to wait for the ‘right’ house.  House prices are stable so why the rush?

With this in mind, presentation has never been more important.  As a Seller, it is not enough to say ‘the next owner can do it’.  If the gutters on your house need replacing – do it.  Before you sell.  Objections should be removed before sale. 

The two most important considerations before selling are:

1. Fix anything that makes the property unsaleable.

2. If possible, spend the money that will give you a commercial return.

Remember, buyers need to be comfortable.  They need to be provided with certainty.  They don’t like mystery.  Is the brown mark on the ceiling a water leak?  For a small water mark is the same as a catastrophic roof failure for some.

When the market slows and buyers are risk averse, the best houses sell first. 

If there is anything that makes buyers skittish, it WILL cost you money.
