It has been over a year since I joined Baston & Co. Property and it has been busy.
Over 80 sales and hundreds of offers. I am told this isn’t “real” real estate. That it is not normal to have multiple offers on almost every listing and being swarmed with people in home opens. Although my time in the industry has been short, I have had a crash course crammed into 1 year. Writing 20+ offers for one property, having 125 groups through one home open and properties selling for well over asking price. The exposure I have had to everything real estate in one year is something I have not taken for granted.
A big lesson I have learnt is that residential real estate is all about the heart. It’s not as simple as stats in a spreadsheet, or yield. When someone falls in love with a property and wants to call it home, these factors go out the window and what drives them is their FOMO. They can picture their kids playing in the backyard, cooking up a storm in their new kitchen or having their friends over for a game night. All of last year, Buyers were owner occupiers. This year we have already seen more investor activity, with vacancy rates being close to historic lows and an influx of people coming into the state now the borders have reopened, this is going to put further pressure on the market.
I have grown up around real estate, and my first year has not disappointed. I could not have asked for a better team than the one I have found myself in at Baston & Co. Property.
